Every month REIN, our local MLS, publishes the numbers for Hampton Roads. The August 2026 report came out September 10, and here’s how I read it for my clients.

The numbers (August 2026, REIN)

  • Median sales price: $388,950, up from $370,000 in August 2025 (and just under July’s $389,900).
  • Active listings: 6,120, up 7.2% from 5,709 a year ago.
  • Pending sales: 2,323, up 10.46% from 2,103 last August.
  • Settled sales: 2,204, down 1.69% from 2,242 in August 2025.
  • Months of supply: 2.86, compared to 2.77 a year ago.
  • Median days on market: 27, up from 23 in July and down from 29 last August.
  • Homes priced $300,000–$399,999 were about 27% of all settled sales, the busiest price range in the region.

If you’re buying

You have more homes to choose from than you did a year ago, and homes are taking a few more days to go under contract than they did in July. That gives you a little more time to think. But under three months of supply is still not a buyer’s market, and prices are higher than last year. In the $300k–$400k range especially, a well-priced home can still move fast, so get pre-approved before you start touring.

If you’re selling

Prices are up year over year and pending sales are climbing, so buyers are still out there. With more competition from other listings, pricing it right and presenting it well matters more than it did in the spring. Homes that sit get negotiated.

What I’m watching

Whether the extra inventory keeps building into the fall, and whether pending sales keep running ahead of last year. I’ll break down September’s numbers once REIN releases them.
