How a VA loan works
- The VA guarantees part of a loan made by a private lender, which is why lenders can offer such buyer-friendly terms.
- Eligible buyers with full entitlement can often buy with no down payment, and there’s no monthly private mortgage insurance.
- You’ll need a Certificate of Eligibility (COE); your lender can usually request it for you.
- Most VA buyers pay a one-time VA funding fee, which can be financed. Some veterans, including many with service-connected disabilities, are exempt.
- The home gets a VA appraisal that checks value and the VA’s Minimum Property Requirements.
- VA loans are for a home you’ll live in, and the benefit can be used more than once.
